THE BUILDING PROCESS

chat with your realtor

Before starting the search or making builder showroom appointments, connect with a local agent who is familiar with new construction options. There are many options with pros & cons to consider.  It is critical to connect with your agent first. Builders represent their own interest in the sale (not yours!) and connecting with the builder first may not allow you to work with an agent on your side.

visit models and showrooms

With the help of your trusted real estate agent, it's time to start scheduling appointments to meet with builders. Spec home builders will have model homes or projects nearing completion to visit. Custom home builders will have a showroom to visit and discuss your personal selections.  We can work together to find the perfect match.

review and sign contract

Once you determine which builder, layout, and details you prefer it will be time to sign the purchase agreement. Unlike traditional resale homes which use standard forms, builders use their own contracts which are lengthy and specific to their needs. I recommend asking many questions before signing and possibly hiring an attorney to review these documents.

follow up and check in

Now it's time to keep track of the progress of your home as it's being built! There are many stages to the home construction process and it's important to stay on top of the status in order to anticipate delays. As your agent, I will communicate with the sales team for updates, pictures, and drive by on your behalf.

closing

Once the home is nearing completion, we will start scheduling your walk-throughs. In new construction, there may be multiple pre-closing walk-throughs. Depending on the type of builder you are working with (Spec vs Custom) there may be outstanding cosmetic details to address. Once everything is in order, you'll sign the final documents and receive the keys to your new home!
